We purchase apartments in emerging markets in the US.

We specialize and target B/C class assets in stable neighborhoods, serving the middle income market.

Ideally, we are targeting larger properties between 75-200 units, in communities with 100,000+ residents.

We are looking for properties which need improvements.
We buy multi family apartments!

The property should cash flow with new financing and have a stabilized occupancy to support lender underwriting. We will work with sellers to facilitate owner financing where applicable.

At this time, we are not looking for severely distressed properties.

As valuations of apartments are based on the income stream, our offers are based on the availability of most recent actual financial results. We do not use proforma numbers for the basis of making offers.

What we need from seller / broker to make an offer:

  • Actual Financial results - we base our offers on property valuations using actual financial results, no proforma.
  • Trailing 12 - 24 months of monthly financial statements.
  • Balance sheet and profit & loss (income) statements
  • Rent Rolls for the last 4 quarters (or 12 months) if available
  • List of capital improvements for past two years
  • Honesty and openness to avoid re trading or surprises

How we find property:

  • Direct Mail to property owners in targeted markets in US.
  • Broker relationships in target markets
  • Word of Mouth - other investors, property managers, lenders, etc.
  • Internet - we find you or, you find us
