What we do

Would you bet that people will continue to need safe, clean reasonably priced housing?We acquire B/C class apartment properties in stable neighborhoods in solid or emerging markets in the US . These properties typically have an opportunity for improvement, are available at a bargain purchase, seller terms, or a combination.

We add value to the property by forcing positive improvements, which result in improving the operations and financial health of the property. Examples of value added improvements include: improve the appearance of the property, enhance the sense of community, improve the day to day management of the property, increase rents to the market, reduce unnecessary expenses and make cost saving improvements, improve the number and duration of vacancies, and change utilities from owner to tenant paid.

We look for value. We are interested in properties which have both stable cash flow and value adding potential. We are not interested in severely distressed properties as we feel there is above average risk.

What we look for in potential investors

We look for investors who are interested in passively investing in real estate. The typical investor is looking for above average returns, who are willing to commit their investment to the duration of the property hold which is typically 3-5 years, possibly longer.

It is valuable if the investor has experience in real estate. These properties often require changes be made, especially early on. These changes will create conflict and may have short term financial impacts, which require patience to see the positive results. One must be patient.

Both IRA and non-IRA funds are sources of investing funds. IRA funds are excellent sources of real estate investments as they are long term and generally not being used for day to day living expenses. We can assist you in establishing appropriate brokerage accounts to permit your IRA funds to be eligible for real estate investing. Typical investment brokers do not offer real estate investments as part of their product portfolio.
